The Brief
Extreme Assets LLP required a commercial sector refurbishment contractor to bring the dilapidated building back to a rejuvenated state ready for letting. The client appointed EI Projects on a design and build basis to act as Principle Contractor to coordinate the project providing the full package of works. This included design development through to the internal strip out and refurbishment of the warehouse storage, office, reception, toilet, and common areas.
Project Proposal
The project proposal included liaising and cooperating with the client to fully understand their requirements. The design had been bought to RIBA stage 3 prior to our involvement and required our input from stage 4 onwards to finalise the design bringing it to life. The building was split into two separate areas, the warehouse and office areas that required stripping and fitting out.
The building was previously occupied by Pampered Pets and was used as a distribution facility and required extensive remodelling to create open spaces and a new facility that was fit for purpose for any business looking for large areas of storage and modern office spaces. We created a large open plan warehouse finished with new perimeter walls, lighting, fire alarms, decorations, ceilings and more, creating a state-of-the-art functional facility for any company to maximise its potential.
The Office provides functional, light, and spacious areas for employees to enjoy. The areas include multiple power points, air conditioning, fire alarms and lighting as well as the finer finishes such as full height walnut doors, raised access flooring, commercial carpets and white walls creating a functional yet modern appeal to prospective tenants.
The EI Management team ensured that the following key performance indicators were met these include Health & Safety, Programme, Cost, Scope and Quality. The project was managed from concept to completion on time and on budget despite the challenges faced from the COVID-19 Pandemic. EI Projects observed and followed all guidelines advised by the government including social distancing and hygiene concerns.
