Care Home – Hertfordshire




The Brief

We are continuing to complete refurbishment projects under our framework agreement with Hertfordshire Country Council. EI Projects was appointed to deliver this turnkey conversion working alongside the contract administrators Playle & Partners consultancy. The brief was to transform this debilitated domestic 1900s property into a fully functional care home facility that will accommodate the vulnerable residents. The refurbishment works included the reconfiguration of floor areas such as the: kitchen, dining room, utility, offices, living areas, bedrooms, WC’s, ensuites, bedrooms and landscaping.

Project Proposal

Design

Our architect got to work with the initial design process taking into consideration the clients brief and employers’ requirements whilst ensuring it meets current building regulations. Internally the building suffered with many changes in floor and ceiling heights along with a complicated dysfunctional layout. Creating an operational care home from a complicated existing structure would prove to be difficult but with innovative ideas we would overcome these obstacles to create the perfect space.


However, after completing the strip out it was clear that the structure was deteriorating. EIP appointed a specialist structural and timber survey contactor to confirm that many elements of the building were deemed as structurally unsound finding timber decay across beams, joists, rafters, studs etc. This unforeseen issue provided an opportunity to go back to the drawing board and adapt the design in a way that would benefit the facility functionally and provide an increased life span to the property.


Project Management

The specialist care home facility had specific specification requirements. With anti-ligature and anti-barricade at the forefront of what we were trying to achieve within this facility. Being proactive is key to project management and we pride ourselves in ensuring that the final deadline is met. Long lead times in today’s climate are not uncommon which is why all purchase orders are issued at the earliest opportunity for project specific materials, reducing the risk of programme implications.


All elements of the project need to be considered; door sets, floor finishes, M&E to decorations we make certain that high quality products are equally matched with a high calibre install team & subcontractors.


Vigorous subcontractor vetting and project snagging throughout the duration equates to a high performing end product that the end user is delighted with upon completion. Our training, operations & maintenance manuals form part of the project preliminaries and create a smooth transition for the building users to pick up where they left off.



The EI Management team ensured that the following key performance indicators were met these include Health & Safety, Programme, Cost, Scope and Quality. The project was managed from concept to completion on time and on budget.
